On shrinkable clay soils, trees draw large volumes of water from the ground during the growing season. As the clay dries it shrinks, and the ground beneath shallow foundations can move — causing the building to settle unevenly. This is clay shrinkage subsidence, and it is the most common form of tree-related subsidence in the UK. It is distinct from direct root damage, where roots physically displace surfaces and structures.


The risk depends on three factors together: a shrinkable clay soil, a tree of a water-demanding species within influencing distance, and a building with foundations shallow enough to be affected.

Which Trees Are Most Associated with Subsidence?

Some species have a higher water demand and a greater association with subsidence — including oak, willow, poplar, elm, and eucalyptus, with other species presenting moderate or lower risk. However, species alone does not determine risk — the soil type, the tree's proximity, size, and health, and the foundation depth all matter.
