Tree Surveys for Homeowners — Greater Manchester, Lancashire & Cheshire

As a homeowner, trees on or near your property can raise a range of questions and concerns — from a tree that looks unwell or unsafe, to a neighbour's tree overhanging your garden, to needing professional advice before carrying out works on a protected tree. Urban Tree Management provides independent, professional tree surveys and reports for homeowners across Greater Manchester, Lancashire, Cheshire, Merseyside, and the wider North West. Our consultants have no connection to any tree surgery contractor, so every recommendation we make is based entirely on what is right for your trees and your property — not on generating tree surgery work.

Single Tree Inspections for Homeowners

A single tree inspection is one of the most straightforward services we provide for homeowners. If you have noticed a change in a tree's condition — unusual leaf loss, fungal growth at the base, cracks in the stem, significant deadwood in the crown, or concern following storm damage — a professional inspection by a qualified arboricultural consultant gives you a clear, independent assessment of what is happening and what, if anything, needs to be done.

Our inspector carries out a thorough visual assessment of the tree examining the crown, stem, root zone, and surrounding environment, looking for signs of structural weakness, disease, or instability. You receive a written report in plain English clearly explaining the findings and any management recommendations. Where the inspection identifies signs of possible internal decay, we can carry out further investigation using sonic tomography or Resistograph drilling at the same visit. For larger tree populations or estate-wide assessments please see our dedicated tree inspection and risk assessment service.

TPO Advice & Applications

If you want to carry out works to a tree in your garden that is protected by a Tree Preservation Order, you need written consent from your local planning authority before anything is done — including pruning, crown reduction, or removal. Carrying out works without consent is a criminal offence carrying an unlimited fine, even if the works are carried out by a contractor you hired rather than by yourself.

Urban Tree Management advises homeowners on what TPO consent is required, whether proposed works are likely to be approved, and prepares and submits TPO applications to the local planning authority on your behalf, including any supporting arboricultural report required to justify the works. We also advise on trees in conservation areas, where a separate notification process applies even where no TPO is in place. Getting advice before works begin is always simpler and less costly than dealing with enforcement action afterwards.

Neighbour Tree Disputes

Disputes involving trees on or near a boundary are one of the most common sources of neighbour disagreements in the UK. Whether a neighbour's tree is overhanging your property, causing damage to your garden, blocking light, or affecting your drains, or whether your neighbour is making claims about one of your trees, an independent arboricultural report from a qualified consultant provides an objective, evidence-based assessment that cuts through the dispute and — where required — can be used as independent expert evidence in legal proceedings or insurance claims.

Urban Tree Management produces independent tree reports for homeowners involved in boundary disputes, nuisance claims, and legal proceedings involving trees. We are experienced in working alongside solicitors and loss adjusters where formal legal or insurance processes are underway, and in advising both claimants and respondents.

Biodiversity Net Gain and Woodland

Woodlands are one of the most valuable habitats for biodiversity net gain purposes, and well-managed woodland can make a significant contribution to BNG targets on development sites. Where woodland is present on or adjacent to a development site, or where new woodland creation is being considered as a BNG measure, Urban Tree Management can provide the baseline woodland survey data, habitat condition assessments, and management planning input required to support a BNG calculation and demonstrate measurable biodiversity improvement over time.

Subsidence & Tree Root Investigations

If your insurer or structural engineer has suggested that tree roots may be contributing to subsidence at your property, or if you are concerned about root damage to drains, foundations, or hard landscaping, Urban Tree Management can carry out a tree root investigation to establish whether roots are present, which tree they belong to, and what level of impact they are having on your property.

We use ArboRadix root plate mapping and ground investigation techniques to provide clear, documented evidence of root presence and extent — evidence accepted by insurers, loss adjusters, and solicitors in subsidence and nuisance claims. Greater Manchester, Lancashire, and much of Cheshire sit on shrinkable clay soils where tree root related subsidence is particularly common, and we have extensive experience advising homeowners in these areas on both the risk assessment and the management options available.

Tree Condition Reports for Insurance & Legal Purposes

Where your insurer, solicitor, or another party requires a formal written report on the condition of a tree — following an incident, as part of a claim, or in preparation for legal proceedings — Urban Tree Management produces independent tree condition reports that are clear, professionally produced, and suitable for use as expert evidence. We are experienced in producing reports for a wide range of insurance and legal contexts involving trees on residential properties.
