Care Home Development – Northwich, Cheshire

Client: Morrison Community Care Group

Project Overview:

We were appointed as the scheme’s Arboricultural Consultants for a new 72‑bed care home development on a 1.8‑acre site off Chester Way in Northwich, Cheshire. Our role was to ensure that all planning conditions relating to trees were met, while balancing development needs with long‑term tree protection and site sustainability.

Services Delivered:

  • BS5837 Tree Survey & Constraints Plan Detailed survey of individual trees, categorization, and mapping of root protection areas.
  • Tree Value Assessment Highlighted trees of significant value to ensure they were suitably considered, and identified lesser‑value trees that could be considered for removal.
  • Design Team Support Led discussions regarding constraints posed by trees and integrated findings into the design process.
  • Arboricultural Planning Statements Prepared statements to support the outline planning application and demonstrate compliance with BS5837.
  • Arboricultural Impact Assessment (AIA) Identified potential impacts early and implemented measures to protect retained trees.

Outcome:

By identifying tree constraints early and working closely with the design team, we ensured that retained trees were protected and planning conditions were satisfied. Our involvement provided confidence to the client and planning authority that tree risk and amenity were managed responsibly, while enabling the development to progress smoothly.
