Tree Risk Assessments for Riverside Housing Association

THE CHALLENGE:


Riverside Housing Association manages a large and geographically dispersed residential estate portfolio across the North West, with trees present across communal gardens, estate green spaces, and boundary areas at hundreds of individual sites. As a registered provider with a legal duty of care to its tenants and visitors, Riverside required a professionally structured, systematically documented tree inspection programme that would provide defensible evidence of their tree risk management activities and a clear, prioritised works schedule that their maintenance teams could act on efficiently across the portfolio.


The scale and geographical spread of the portfolio meant that the inspection programme needed to be carefully planned and efficiently delivered — covering a large number of sites within a defined programme timescale while maintaining the consistency and technical standard required to produce a genuinely defensible audit trail.

 


OUR ROLE:

Urban Tree Management designed and delivered a cyclical tree inspection programme tailored to the specific requirements of Riverside's portfolio — recommending inspection frequencies appropriate to the risk profile of the tree stock at each site and ensuring all trees were assessed at a level of detail proportionate to the targets present. All inspections were carried out using the Visual Tree Assessment methodology, with every tree assessed for condition, structural integrity, and risk level, and findings recorded using GPS-enabled digital tree management software.


The digital survey system produced georeferenced tree location plans for every site, condition and risk ratings for every tree inspected, and a prioritised works schedule clearly identifying the trees requiring immediate attention, those requiring works within a defined timescale, and those suitable for monitoring at the next inspection cycle. All data was retained and structured to allow seamless updating at the next inspection cycle, building a living record of Riverside's tree stock that increases in value over time.

 


THE OUTCOME:



Riverside Housing Association received a complete, professionally documented tree risk management dataset covering their full North West portfolio — providing a clear and defensible audit trail of inspection and recommended action across every site, a prioritised works schedule allowing their maintenance contractors to address tree risk systematically and cost-effectively, and the documented evidence needed to demonstrate to insurers, regulators, and legal advisors that their duty of care to tenants and visitors was being actively and professionally managed
