BS5837 Tree Survey for Biochar Factory Planning Application — Warrington

THE CHALLENGE:

A developer proposing a new biochar production facility on an industrial site in Warrington required arboricultural support for their planning application to Warrington Borough Council.

The site contained a number of mature trees on and adjacent to the development footprint — including trees along the site boundary that were visible from the public highway and likely to be a consideration for the planning authority — and the developer needed a professionally produced arboricultural survey and impact assessment that addressed the council's validation requirements and supported a successful planning outcome for what was a commercially important and programme-sensitive project.

OUR ROLE:

Urban Tree Management carried out a full BS5837 tree survey across the site, recording and categorising all trees on and adjacent to the development footprint. A Tree Constraints Plan was produced in AutoCAD and an Arboricultural Impact Assessment completed assessing all impacts of the proposed development on retained trees.

Working with the architect and planning consultant, we advised on the positioning of the facility buildings, access routes, and infrastructure to minimise arboricultural impacts and ensure the retained boundary trees could be adequately protected during construction. A Tree Protection Plan and Arboricultural Method Statement were produced to complete the planning package.

THE OUTCOME:

Planning permission was granted for the biochar facility with the arboricultural documents accepted by Warrington Borough Council without requests for additional information.

The developer received a complete, professionally produced arboricultural planning package delivered within the programme timescale required — demonstrating Urban Tree Management's ability to support commercial and industrial planning applications efficiently and effectively across the Warrington and wider North West area.
