THE CHALLENGE:


A commercial property manager responsible for a portfolio of sites across Greater Manchester required a professionally documented tree risk assessment programme that would satisfy their duty of care obligations and provide a defensible record of tree risk management across the portfolio. The sites spanned a range of urban environments — from dense inner-city locations with mature street and boundary trees to suburban commercial premises with established amenity planting — each requiring assessment at a level of detail appropriate to the targets present and the risk profile of the individual trees.


The client required a consistent, evidence-based assessment methodology across all sites, outputs in a format compatible with their asset management systems, and a clear prioritised works schedule that their maintenance team could act on efficiently.

 

OUR ROLE:


Urban Tree Management carried out tree risk assessments across the full portfolio using the Visual Tree Assessment methodology, evaluating every tree's condition, structural integrity, and the level of risk it posed given the targets present — people, vehicles, buildings, and infrastructure. Where the visual assessment identified signs of potential internal defects or decay requiring further investigation, specialist diagnostic equipment including Resistograph resistance drilling was deployed to provide objective internal condition data before management recommendations were finalised.


All survey findings were recorded using GPS-enabled digital tree management software, producing georeferenced tree location plans, condition and risk ratings, and a prioritised works schedule for each site. The outputs were delivered in a format directly compatible with the client's asset management system, ensuring the survey data could be integrated into their existing estate management records without additional processing.

  

THE OUTCOME:


The client received a complete, professionally documented tree risk management dataset covering their full Greater Manchester portfolio — providing clear evidence that their duty of care obligations were being actively and systematically managed, a prioritised works schedule allowing their maintenance team to address tree risk efficiently and cost-effectively, and a defensible audit trail of inspection, assessment, and recommended action that would stand up to scrutiny in the event of an insurance claim or legal challenge.
